I bumped into the listing agent Marc on this one – just in time for a tour! The last sale in complex was two doors down on same floor but slightly larger square footage for $1.6 million in June:

    And just how dirty can that remote control get? You could eventually use it as a lab experiment! 🙂

    It’s too bad you couldn’t get the bidet function working. They can make quite a mess when no one’s “hovering.”

    As for the view from the bedroom, I’m not so sure about that one. Wouldn’t the noise from the waves start driving you nuts after a while?

    Expensive, but wow, what a bachelor pad. A guy with that place and a halfway decent car could have Tiger’s sex life.

    This is my kind of retirement. View of ocean from bed, fresh O2, top of the line appliances, granite floor and counters, HOA to keep all the crazies out, and a super crapper.

    I have to say I’m shocked. Thought the Westside of LA was pricy, but 1.2 M for a crypt w/toidy??? I’ll take a 57′ Sportfisher w/slip in Newport anyday over this.

    The bidet function only turns on if you’re sitting on it (so it doesn’t make a mess).

    That’s really a fricken steal. I’ve seen crackerboxes with city views sell for more than 1.2 million. You get OCEANFRONT in Solana Beach for 1.2, damn…

    I wish I made more money, I’d love to call the beach home.

    Some underestimate the value of oceanfront, I certainly don’t.

    Places like that in Malibu “rent” for $30,000 a month in the summer.

    As someone said above… a great bachelor pad.

    Erosion kinda scares me though. Also, what happens when the tsunami hits?

    HOA of $450, if kept fairly constant, is actually decent for place like this. The insurance and shore upkeep costs can get out of control when any natural disater or accidental event occurrs.

    The wave noise can be a big problem for lots of folks during stormy nights.

    so does the $10k toilet bump up the price from $1 mil to $1.2 mil? or did it drop it from $1.6 mil to $1.2 mil?

    Wake up in the morning and check the waves out right when you open your eyes. Thats a million right there.

    $450 HOA. $1000 taxes on $1.2m. $300k down and $900k mortgage at 6%. $1000/mo and $5000/mo respectively. $7500/mo or $250 night.

    Conclusion, deserves maid service in the price of the hotel room.

    You know why you have a pool located on the cliff’s edge? So the pool can leak thru the cracks to cause the cliff to slide.

    As to the ocean sounds. I live one house back in Mission Beach You get use to the sounds, like you get use to half the planes leaving the airport and you get use to the drunks walking down the alley at 1 am talking. Its just life at the beach.

    But it does come in handy when you travel and the front desk said we are locating your room on the loud side. It does not affect at all my sleeping.

    Hope their is a window in that second bedroom. You would think they would have put the window on the side of the building so you peek out and see the ocean.

    Would rather hear the ocean than the constant “beep beep beep beep” of construction trucks in reverse. Got awakened by that this morning. Twice. It’s still going on.

    The neighbor is building a retaining wall so the house above him doesn’t fall down. So, “beep beep beep” is the noise of the month.

    You can rent places like this for about $3000/week in the summer and 3000/mo in the winter.

    Using a 100% occupation you get 54,000/yr (assume 8 week summer), which even at a generous 20x rental gets you only to 980K…

    Also keep in mind, the seasonal rental agencies take as much as 40% for summer rentals, plus you are probably only going to get 80% occupation rate.

    But the view is nice.

    I used to rent a place on the bluff in SB. It is completely awesome to watch the sunset and sunrise everyday. Also , walk down to Jakes or Posiden on the beach and back. Frogs right behind you if you need a yoga class to walk to. Le sigh…I miss it.

    dang makes me miss my lie-down panoramic view. This might be considered a deal, but if you look long and hard enough you can rent a place like this for under $3K/mo.

    As far as the waves, I loved it! It’s quite soothing and also acts as a great white noise filter to other outdoor/neighbor sounds.
