What a nightmare! I was asking myself what did it smell like just before Jim said he wished he had a stench-o-meter on the camera!
Jim, you’re a brave man to willingly walk into a place like that. Have you ever encountered a trespasser when visiting one of these places?
what do you folks think the smell was caused by?
Homeless people camping in there? blocked sewer vent? Mold in the walls?
A place like that shouldn’t smell bad, it’s above ground.
And why was the kitchen stapled off?
was it structurally dangerous or were they trying to keep people from stealing the appliances?

Note that the turntables look like 50s devices, since one had 2 arms looking like a disc cutting device that was seen in the 1950s. The house sort of look it grew like topsy, the entryway looks like it was a porch at one time etc. It would be interesting to see if the house has permits for all its additions.
I’d bet the kitchen was closed off to foil squatters.
3.5 acres and zoned multi-unit… Could work for some multi-generational family. But the coke on the mirror would have to go.
Could you de-funk the 2nd house and fix up the place for $100k? If so, it could be a good deal for the area. Especially with a detached granny flat.
talk about leverage:
a 200k purchase price @ 3.5% down via FHA = 7500 down
200000/7500 = 26.66 times leverage. Isnt this the same kind of leverage that wall street brokerage firms in trouble?
At zero down your leverage wouyld be undefined, because remember you cant divide by zero.

That steel arm on the left hand turntable looks like a mastering arm to cut a master for old vinyl records (as Lyle mentioned). Normally tonearms have to be real light, but a mastering arm has to be real rigid. I wonder what the history of that house is.. It is very unusual to have that type of equipment.
When was the last time someone lived in that house? IIRC, they’ve been trying to sell it for quite some time.
The listing said it had a possible easement issue. Is it easily rectified (new driveway easily installed), or is the topography too steep for that?

That’s on Lone Jack? Where? I thought I knew that road reasonably well. It must be in that long straight by all the stop signs.
Nice homes off Lone Jack and near the barn, but those stop signs are a deal killer for those still working and have places to go.
Love the stop signs! Keeps traffic speed down, acts as a natural limiter for the amount of traffic going by, encourages other routes to be taken/opened up, etc. Also keeps a country feel. Too much of San Diego is already ruined in the name of development and growth. I have to admit, Euro roundabouts would be awesome, though.
