    In your experience, what fraction of buyers shop for a property expecting to make changes/upgrades after purchase? (Buyers who aren’t flippers, I mean.) Can not an argument be made to the effect of, “Yes, the carpet is crap, but since you were going to change it out anyway, there was no sense in going to the trouble of putting down some cheap beige stuff only to have it ripped up six weeks later…” Or do most buyers not think that way?

    haha, wasn’t expecting that. Man you are really tough on sellers.. from “go all out on repairs” to “keep the price sharp”…

    Hey JTR, I think you have a new propreitary product you can sell in volume to the banks. Just get on the vendor lists and mark up accordingly.

    And for what they pay to their vendors, you will make a mint!

    It’s common sense.

    Do you think that Bofa’s paint job was worth it? It wasn’t.

    It’s better than it was, but buyers gravitate to the reasons not to buy, or subtract from their offer at least double the actual cost of flooring.

    All the paint and toilets did was make the complaint list shorter, but flooring is a biggie.

    Slightly off-the subject, this youtube made by the City of Carlsbad discusses an upcoming public hearing on the proposed power plant at the site of the old one on the lagoon and the beach in Carlsbad. The city opposes it, since it doesn’t use sea-water for cooling and can be placed in an industrial zone rather than on the coast. People are encouraged to attend the hearing to give their views.     hahaha…wasn’t expecting that. Nice white toilet. BOA should have focused on making the toilets white before they painted the walls bright white.
    one question, did you say they spent $7,000 on paint? That seems CRAZY high to me. If you got a quote for carpet for $3500, they could have gotten carpet, paint AND new toilets for $7,000.

    Would you suggest sellers paint their walls white? They scream rental property to me. I think at least a nice neutral beige would have been nice?

    The advantage with white walls is that you can paint any colour you like over them. There’s no “old colour” that can leak through the new paint.
