You have to create opportunities.

Change out the slate for travertine ($10,000), and re-build the deck to normal size ($5,000):

    The carpet might also need to be swapped out — from the video, it looks pretty unattractive.

    Lol at that deck! That deck is wrong wrong wrong!

    I agree the slate is dark but I would just cover it with some quality oriental rugs. Slate can be a quality surface and that one looks good to me.

    The white tile counter tops in the kitchen are bad news though….bleh! redo the cabinets and counter tops with granite that blends with the floor.

    Funny you should mention Fido…

    We looked at a property in Rancho Carrillo earlier this year. This house had been on the market for a long time even though the price was reasonable. Just looking at the pictures we could tell that some work needed to be done, but nothing major. Therefore, we were expecting the worse when we went to view the property. Much to our surprise, the house was in great shape and we were ready to put in our offer.

    And lo and behold, we discovered the reason why it was a hard sell….two massive, mean pit bulls in the yard next door. They didn’t bark, but they were very aggressive in their posturing. The neighbor even installed a separate cage in the back yard to keep the dogs penned in.

    As a side note, in our last rental our next door neighbor had a big dog that LOVED to hear itself bark. The owner of the condo we were renting put it up for sale this year. Many prospective buyers just cut and run once they heard the dog barking. That dog was very sweet, however.

    In this market, people can afford to be picky about the littlest things.

    I’m from Chicago I could have taken care of the dogs. LOL! and it would have been silent night…
