You always get higher density closer to the beach…..but this is tight!

    I don’t get why they did that. I could see wanting to get away from the condo thing, but why not at least make them row houses/town houses. No resaon to make them SFHs when you can’t fit a lawn mower between them.

    I’m not sure they properly calculated the negativity of backing right up to multiple resturants – their exhaust/noise will be a factor. I’m not sure that buyers who can spend nearly a million dollars will overlook that when you can spend the same elsewhere for an older home.

    But price will fix it – but in the end they should wonder if it would have been better to build 2,000 to 2,500 sf houses with a little room around them, because they could have sold them for about the same price.

    These are crazy. We saw the first one on the left as you come in. You won’t be able to open your windows, they are really dark and the back balconies open up to the restaurant roofs, trash cans, etc.

    If you are in this price point, you are looking at what else you can get and west of 101 in a tight dark box with no parking and lots of smelly noises just doesn’t seem to make the cut.

    I agree that smaller houses or clusters of row houses with shared walls would have made more sense.

    Can’t wait to see what kind of buyer these attract and what they finally go for.

    I have been waiting for these to show up on BubbleInfo. My wife and I eat at Mozy’s all the time and I was surprised when I saw these going in. I have to agree with most of the comments here. I am a surfer and would make some sacrifices to walk to the beach but the smell factor of the trash may be too much.

    That’s the Encinitas City Council — they’ve run up tens of millions in unfunded pension liabilities, and they are putting in asinine development to increase the tax base to pay for it.

    Be sure to check out a city’s pension situation before you buy. Carlsbad and Solana Beach have done pension reform. Encinitas City Council is owned by the unions and city employees can retire on a fat paycheck for life at 55.

    WC – how is the pension situation going to impact a buyer? Property taxes are fixed. Is it Mello-Roos that could be impacted?

    The first impact is what we’re seeing in Encinitas: overdevelopment in order to fund the pension costs.

    But even with the city’s current rapidly rising pension costs, the liability is vastly underfunded because CalPERS uses both overly optimistic return assumptions and a 15-year smoothing to hide the magnitude of the underfunding.

    Eventually this is likely to lead to severe financial problems, and we’ll have drastic service cuts (roads, fire, sheriff) at a minimum and creative revenue (parking meters, asset sales, special assessments).

    Check out this Vanity Fair article on how it is playing out in Vallejo and San Jose. You can skip the Schwarzenegger fluff at the beginning.

    I can’t wait to get back in a little less than three weeks and see what has changed around our little Leucadia neighborhood. A lot of action! That one “plain” house on La Costa sold for $1.4M and Nantucket is going for the same price range.

    Your clients bought that small 1950s fixer (great lot) for a $1M, another home on Hillcrest closed a couple months ago for $1.4M. The lots up on top of the hill east of the freeway are selling for $1M + and that’s for dirt. 1401 Bella Azul Ct

    They have some new customs already built and some lots left to go. It’s quite a view, especially if you go up a second story.

    Funk Leucadia isn’t that cheap anymore….as is Encinitas in general.

    I’m looking forward to a video or two on Encinitas/Olivenhain. Certainly a different market than the others with many different types of neighborhoods.
