I converted my Carmel Valley home to a rental and moved inland. Don’t know why more people aren’t jumping at homes like this.
There are magnificent custom estates that can be bought for less than a half or even a third of what it would cost to build new. Five years from now a lot of folks still in their McMansions, or a slightly larger upgraded iteration, are going to regret not taking advantage of this chance to truly upgrade their lifestyle.

I’m curious — how many of your buyers actually work downtown? In my entire professional life I’ve spent only 7 months in downtown L.A., and (outside of people I worked with there) almost nobody I’ve ever known actually works “in town”. Furthermore, I rarely ever need or want to venture downtown (although with SD that would be different).
That’s why I find it odd when anyone discusses commutes in terms of proximity to the city center. I tried but have yet to find a San Diego employment heatmap, but you can probably name the top companies off the top of your head. How many are downtown?
Granted, “farther out” can mean lower prices (as it does in this case), but obviously too “close in” does, too. Places like CV could be considered in the “sweet spot” distance-wise, but how many CV denizens really commute south?
It might be 2-acre minimum there but if not, it looks like they could squeeze in two leech fields.

It’s not my thing, but very nice for the type. The light fixtures and the classic tile work are very nice. You couldn’t just furnish it with IKEA and Rooms to Go, though.

That is the nicest home at a value price point that you have EVER filmed Jim. I would be moving right back inland when my son gets out of High School looking for this one all over again in 5 years!

Attorneys work downtown, everyone else works in Sorrento Valley, the center of the SD universe (and CV-adjacent).
Some people don’t work though. There is a lot of money around here.
