    in my hood there was a house that closed for 250k in december 2012. bank on the market pending at 325K

    Didnt see that any work had been done.

    I wonder if it will appraise? Who gets to control the rate of appreciation? Is it the appraisor or the home seller?

    Maybe there looking for a cash deal?

    I guess the main advantage of cash is the seller doesnt have to have someone tell them what there home is worth? Should b a free market right?

    We refinanced 2 months ago and the appraiser had no clue what our market was doing. The guy supposedly has been appraising homes in our area for 15 years. My town has a north and south side. The south side is “perceived” to be one step up, but the reality is that a certain distance close to the mid line is the best location and the further north or south you go it gets less desirable. Being able to walk to main street, restaurants, farmers market, etc is desirable. The appraiser, who doesn’t live here, goes by the old north/south separation.

    We have a brand new guest house, which he basically valued at close to zero! Land value here is huge and he used comps that had lots 1/3 the size of ours.

    If I listed my house today at his appraised value, it would sell immediately and would be undervalued by about $600K!!!

    Luckily we didn’t need to hit a certain value, but it didn’t improve my opinion/views of our banking system!
