I couldn’t build a bridge over a puddle let alone a loft conversion.
looks nice
I think you mentioned permits about 5 times. I assume a lot of people dont bother?
So what does something like this cost? It looks like everything was done correctly. I’ve tried speaking with a couple of these groups about remodeling and they all seem to avoid offering a price.
$27,500 for architect plans, permits, construction, paint and carpet.
Yes avgjoe, many contractors don’t mention permits, they just show up and start nailing. It can be a problem when selling!
Awesome project. It would seem that having some extra cash to make improvements before moving in brings many more homes into your consideration. I’m actually impressed at the cost, seems very reasonable.
Thanks so much for posting this, Jim! This is exactly what we want to do with our home. However, that cost is a lot more than we had anticipated – gotta keep saving!
If my math is right, $131 per square foot, not bad at all. Might be instant equity.

If the addition is the difference between making a 3bd house into a 4 bd house, then yeah absolutely. That would be money well spent in this market.
This addition turned the house into a 5 br/3 ba, 3,086sf home, and added equity. This was the Businessweek house, which happened on the weekend of March 23rd, and the owners paid $610,000.
A logical person would probably think it’s now worth $650,000 or so?
There were some crazy bidding wars around San Elijo Hills during the frenzy – this was one block over and listed on May 2nd for $649,000:

Thank you
No sorry
We are in the market for something like this in Ramona. Our bids for 70sq ft of loft space are 29k -45k. that seems ridiculously expensive. Do you have any contractor recommendations?
I don’t have a recommendation. Everything is more expensive as ever!
