    $176/mo HOA+MR is low?

Re the smell, is it possible the water in the traps evaporated? That would let the sewer gas smell in. The question might be how long has the house been empty, and what was the water level in the toilets?

Yes, and I forget to check that one.

The $176 does get you a great clubhouse and is the lowest of the four La Costa Villages. The others run $300 to $400 per month.

I saw Carmel Valley’s Alta Del Mar today – $400 HOA and $600 Mello-Roos….per month!

$1K/month BEFORE you even get to the mortgage?!? OUCH!!!

200 hoa fees for a home in s cal with a clubhouse is pretty cheap.

In this hot market people might just forget the power lines are even there.

The power lines shouldn’t scare away the older buyers who want the one story. It’s not like they are raising kids anymore. In addition, there is no view so the power lines aren’t blocking that either.
