    Nice listing. Those are in such a convenient location, easy access to torrey/UCSD, freeway and del mar without the crush of crowds. Handful of restaurants right at the bottom of the hill and a couple minutes back to Carmel Valley and the ‘big’ mall. I like how you straight-up address the drunk mis-zestimate. A lot of agents just turn their nose up ignore it, which is silly since its the first thing out of buyer’s mouths.

    Thanks, and that mis-zestimate is so drunk that it belongs in jail!

    The lowest sale nearby in the last six months was a fixer down in Sea Point that needed full renovation, and it closed for $1,075,000 – which was over list.

    How can a zestimate come in at $900,000??

    That’s a very nice condo, in a very nice location. From the light it seemed like rush hour. Which means the road noise wasn’t bad and would likely be even less at different times of the day.

    Agreed about the zestimate. It’s garbage.

    Zillow comps are whacked, that’s why. They use the little condos next to Rudy’s and a dump SFR backing to the 5 on Portofino as comps. If a guy with JTR’s status in Zilloworld (FYI, not a movie starring Yul Brynner) can’t get it “corrected”, then nobody can.

    A meltdown of the zestimate algorithms could open the door for realtor.com.

    It wouldn’t take much for consumers – especially sellers – to doubt everything about Zillow if zestimates in Del Mar are dropping $200,000 in 30 days.

    Mine’s dropped 45% over the last 6 months; still falling. West of the 5 is in the toilet! I can’t give it away! Get your bargains now! Actually, its ok since they forecast a 1.5% increase over the next year, so that’s good news.

    About 3 months ago, I decided to add my $300+k remodel information on my 1970-built home to Zillow, figuring it will surely increase my Zestimate… After doing so my Zestimate went down $8,000! So much for that.
    I think as more people do what I did, they will learn to rely less on Zestimates as valid data.
