We’ve been on the MLS for about 24 hours, and we’ve already had 600+ views and 14 saves of the new listing on Zillow.  Homes that are presented well, are attractively priced, and whose urgency wasn’t wasted on a Coming-Soon campaign get the maximum attention from buyers immediately.

My listings are available to show right away, and three will be there today.  Listing agents who stall for 5-10 days before allowing any showings are risking that buyers will cool off or buy something else. Why do that?

    Hope you prepped the sellers for considering a quick sale.

    Funny thing related. I was moving a garage cabinet over the “old” washer and dryer this afternoon after Mrs Dawg and I emptied it. There were laundry aids and chemicals from the 70s. One probably from the 60s (Mrs. Stewarts Bluing — Whitening Whites Safely Since 1883). Commenting on the huge number of bottles and packets and chemicals and soaps and on and on I commented, “It would be sad if we were offered twice what this place is worth on condition of delivering it empty in 30 days. We’d have to decline.” Mrs Dawg wisely replied “What makes you think we’d even consider 3 times as much?” I see where the supply shortage is coming from.

    Guessing highest/best/final Monday 5PM accepted is $889,600.

    OK, what do you do if you get a full price, all cash, close-in-two-weeks offer from the first people who saw it? Hold out for the extra $40,000 from the two in the bush?

    Mrs Dawg wisely replied “What makes you think we’d even consider 3 times as much?” I see where the supply shortage is coming from.

    Bingo – the dilemma I hear everywhere I go. The Mrs. ain’t movin’.

    At least I could offer some decent choices. The list I gave a couple in the same shoes today was ‘Prescott, Payson, and Sedona – none quite as cold as Flagstaff, and not as hot as Phoenix’. Or any Del Webb community.

    I need to send Kayla on a road trip to document the options.

    Well that’s the problem – millions of people would downsize if they could just move around the corner and pay half of what they’re selling for.

    A half century of land use and zoning and developer collusion building the most profitable housing instead of the most sustainable communities will do that.

    Maybe they should give lakes more consideration. Ducks are nicer than seagulls anyway. If you’re passed out drunk by a lake at sunrise, ducks won’t stand in a circle around you, hoping you’re dead.

    Tucson is also nice. Just a tad milder than Phoenix in the summer, but then you have beautiful Mt. Lemmon just a short drive away to cool you off and snow and skiing in the winter:
