Have you ever attended an open house and the realtor asked if you wanted to buy it?

Probably not. Yet, isn’t that our job?

I am a salesman and this is what I do. I make a simple statement when you arrive that sets the tone – AND can’t help but put a smile on your face, only because it’s the first time anyone has ever said it to you.

Why do people laugh? Because they see or hear something unexpected. At my open houses, everyone starts with a chuckle.

When leaving, I ask the most obvious question ever – yet you’ve never heard it before at any open house.

    The correct answers are never “yes/no” but “I’m not sure yet” or “I’m a neighbor.”

    “I’m a neighbor” is the safest answer. If the agent jumps you about selling, then a simple “I’m a renter” should end the conversation.

    But you don’t have to worry about agents asking direct sales questions much. Its too bad too.

    Sales is hard. People think that it’s easy because the people that are good at it make it look that way.

    Thanks Shadash, and I agree.

    Yet most realtors learn how to fill out the forms and think that’s all there is to being an agent.

    Last night we were talking about a recent sale where we had the buyer. The listing agent had a few offers, and he called me to tell me so.

    In that moment, I had an opportunity to make the difference.

    I said one sentence. And he sold the house to our buyer.

    It looks easy, but knowing what to say, how to say it, and when to say it is what sales is all about.

    No, it was better than that. Most listing agents aren’t very experienced with multiple offers. How often do most get a chance to learn?

    Maybe once or twice a year? Everyone thinks they know enough so they just go in the back room and tell the seller to pick one.

    Sure-to-close is a given in their eyes. Though you and I know how important that issue is and should be top of the list or close.

    My guess is “Higher than your other offers, CASH, no contingencies, 10 days to close.”
