    It’s Monday night, and the stock futures are all up significantly.

    Kiss the idea of lower rates goodbye.

    It’s going to be a grind-em-out market the rest of the way. No easy deals, no laydowns, oh no. Participants (sellers, buyers, & agents) are going to have to earn it every time.

    I feel for the agents who started in the 2020-2022 era. Man, are you in for a shock.

    This is good advise in a contracting ie buyers market. It’s like lowering your list price without announcing to the world that the list price is lower. If you announce to the world that your list price is lower than your competitors (other comparable homes) they will lower their price as well.

    This only works in the beginning of a larger price contraction. It’s because once buyers have been rewarded 5%-10% for waiting 6 months you’ll need to be aggressive with the actual listing. Playing games in the background won’t work as much because youre not getting the initial attention. This is because reality has set in that waiting will reward buyers.

    So be nice to the “lowballers” they might seem annoying but you never know, a lowball today could be an amazing offer tomorrow.

    If prices go up again none of this matters because you’ll have multiple offers.
