    No stand up shower in the master bath, just a tub? ugh.

    You getting the feeling that this is the year prices roll back to pre-bubble levels Jim? Many of us have been on the sidelines for years.

    There was a ceramic tile shower, opposite of the tub. There was a slight glimpse of it at the 4:45-min mark.

    No chance, especially in CV. The sellers are too cocky, and agents complicit in the conspiracy.

    You’ll recognize them, they’ll be the ones not selling, and instead giving the buyers something to complain about while staying on the fence.

    I think we’ll see more deals this year than anytime in the last couple of years though, but they will still be in the minority.

    I get my fill just about every day – the listing agents expect you to pay their price, and if you don’t, then buzz off. They don’t want to hear your reasoning; they are right, and you are wrong.

    I left in the phone conversation where the assistant is call rolling.

    Once they get you on the phone, you have to wait for the realtor to conference in.

    I’m sure they think it’s part of their “efficiency” model, but it’s not making any friends with the people she needs to sell her listings.

    Not a good idea, but I’m sure she feels like a big-shot.

    LOL. Oh, man. That’s why I watch your videos to the end. I’m not even looking in Carmel Valley. The motorcross comment had me laughing so much. Jim, you crack me up.

    Anyway, while this may be a deal for now in Carmel Valley, I like the hacienda you had on a previous video in Vista so much better. Way better.

    while that was an interesting visual representation of foreclosure locations, I just wanted to point out that this blog focuses on NCSD real estate.

    Jim: I asked this previously but didn’t see a response. Where do we get access to info about these kinds of houses? I didn’t see it come up on the MLS and don’t see it on the sold homes. Looks like Torrey Woods Estates from the photos…if so that is a great price. Thanks!

    Where do we get access?

    This one is pending currently, but was active on the MLS for 12 days. JimG’s encrypted comment above makes me think he got more than list price for it.

    I don’t know of any free access to the foreclosure rolls, but for $50 per month you can subscribe to foreclosureradar.com and get everything you need.

    RealtyTrac doesn’t filter their data like foreclosurearadar, and they have many duplications and errors as a result.

    The link at #4 above that shows the satellite tour of foreclosures is more fear-mongering propaganda by the mainstream media.

    The dots used are the size of city blocks, and mis-represent the actual data.
