I don’t like the downstairs bathroom ceramic, but the stone throughout the house is very nice (maybe with the exception of the DARK shower). Somebody did a good job choosing the stone–they didn’t just grab whatever was for sale. The kitchen is nice (not at all dated) and the upstairs bathrooms are nice, too.
This one looks really good.

The trick with these seems to be to wait until just before closing, and pick the 95th percentile – or so – of the guesses here. Of course, that’s unsporting….

A lot of people are going to see this house as needing some updating/upgrading. The new carpet looks like the FHA grade and there are too many different types of flooring. The second bath upstairs is too narrow. The cabinets look like they have been painted and then modernized with satin nickel hardware. The granite and marble are too different and I personally dislike the marble.

Those that have experienced the canyon setting on Cloverhurst might agree that it deserves a big premium for its very tranquil feeling, with interesting night lights way across the way. The new REO listing doesn’t deserve the same or similar premium.
But the next-door neighbor’s price is going to be the greatest influence, even though they probably think that they paid too much now.

I’m not sure pessimistic is an appropriate adjective: Those of us who are looking to buy would see lower prices as a positive. And, I expect, Jim and other RE agents want to see lots of volume – but don’t really care that much about price.
Moreover, it seems like the house should sell to the people willing to pay the most for it. So, if the comentariat is roughly representative of the buyer population, then we would expect the price at the top of the range.
