    Jim might’ve told you I’m in L.A. but like to spend my free time in SD. No free time this weekend, sad to say.

    I know it won’t be until late this year, but I’ll make the next house’s opening for sure!

    What did the original residents think of the remodel?

    They were blown away – but they liked it. I think it had to be disconcerting to walk around a house/floor plan that you remember well from living there years ago, but it looking so much different than it did then.

    He remembered the ceiling beams being wider, but they haven’t changed, other than the color.

    Based on the neighbor’s “complaints”, I have a question.

    Looking at the “old” fenceline and the sloped side yard, would it be possible to do one of the following if you were the buyer (I won’t be).
    a) Install a retaining wall and bring the slope up to grade to extend the side yard and back yard?
    b) Install an elevated deck on the slopes at the side and rear to extend the outdoor spaces?

    Idle curiousity based on the neighbor’s comments and also the crazy lot lines shown on the redfin listing. 🙂 It seems like you could get a pretty nice view off of the southwest corner of the property with an elevated deck structure.

    #5, yes a retaining wall and deck would be a nice feature in back, and very doable.

    On the side you’d have to abide by the setbacks, and there not much to look at, so little benefit.

    That flowering bush on the corner is kind of out of control, but that’s just one thing. Whack it back and call it a day.

    Very nice job!

    Love the original light fixture–I would have thought that was one of Tom’s additions.

    The light fixtures are very distinctive in this house.

    For the side yard near the neighbor: since it is outside the fence, the perfect solution can be found from many of your past videos – Astroturf. Never needs watering, always green, ‘nice’ to look at from their side. Problem solved.

    My grandfather built high-end, 100% custom homes in the Northwest. These homes were of such superior design & quality that it became highly prestigious simply to own one.

    Now we know that most of Tom’s are mid-market rehabs with purchased cabinets, etc., but the sharpness of his design and the quality of his work make me think that the people that buy his homes would proudly declare them to be “Tom Tarrant” homes.
