    After shopping around in Silicon Valley lately, this home is 4x nicer at 1/2 the price. Ridiculous…

    I try it out once a year just to see if I can learn anything from it, and in areas where the comps are spread very thin, it hedges the bet.

    The range does provide one benefit on the MLS. For those looking up to $600,000, they will see this listing on their search – the MLS uses the low-end of the range.

    But I’m not a fan of it, and hate when agents mis-use it by having the range be more than 7% apart. (too big of a gap to overcome)

    This is really the only positive reason I can think of. Based on quality of the house and the comps seems like you shouldn’t have a problem getting offers more than the bottom of the range. I wonder if that top of the range has any impact on a bidding war or multiple offer situation. Would a buyer that really wants the house be enticed to offer just over the top of the range rather than just adding another $10 or $20K to their offer.

    JtR: Will you accept an offer of $951 for the Eames’ lounge chair & ottoman (located just in front of the fireplace)? Or do I have to purchase the entire house (not really my style)?
