Great day for open house!

    This video pretty clearly explains why JTR is your guy if you want to sell. First, he sees the best beach day of the year as the best day for an open house. Second, when the train whistle goes off in the video, he does not skip a beat to explain ‘look how close you are to the beach, you can hear the train’. Everyone looking north county coastal would LOVE to hear the train everyday for exactly that reason…. Other numbskull agents would have stopped the tape and started over; or tried to make some lame excuse about the train not running much or some such thing. He bleeds positive and upbeat for his sellers seemingly without any effort.

    BTW, the link to the us news article to the right makes a good point about online presence. I think they are arguing that “Web Appeal” is more important that “curb appeal” now since buyers first contact with your house will be online and not in person. Good point.

    It boggles my mind why sellers don’t do more investigation on their listing agents, and the tech tools they employ. I went to an open house the other day and asked the listing agent if I could do a video to send to an out-of-town buyer, and she was dumb-founded. Her first response was, “Well, I have good photos in the MLS”, to which I explained that I like to do a video because my audio remarks help explain to the viewer what they are looking at. She went into defensive mode, and said she couldn’t allow it without the seller’s permission, and then she sent a text to the seller to see if it would be allowed. I waited a few minutes, but thought, “if it is this hard just to do a video tour, how difficult would it be to try and sell the house? I left after five minutes of waiting, empty-handed. This was a house priced in the $2,000,000s too, and the agent was younger, so she had to be familiar with the camera available on her phone. But apparently no thought of ever using it for business!
