People suggest that if you want more value, just go out to the ‘burbs.  But how far out do you have to go to buy a new one-story house on a 1/2 acre lot with good schools in the $700,000s and $800,000s?

Pulte, California West, Shea Homes, Pardee, and Davidson all have new-home communities being built, or coming soon to the 76 corridor area between North Vista and Fallbrook:

    Very nice house (1st vid). Too pricey for our blood. And too far out.

    2nd house. Still nice. Better on price. What’s with the huge lots!? At least the shower in the master bath isn’t sized for polygamists in mind, like other new home builders we’ve seen.

    Still, too pricey and far out for our blood. Thanks for the video, JtR! Saved us a long drive! 🙂

    Same conclusion we came to in 2013.
    Coastal was too much for too little, bought new in Arrowood in North Oceanside.
    Far enough east to be in Bonsall/Fallbrook school districts, instead of Oceanside SD,?

    STATUS: Bonsall and Valley Center planning groups will soon take positions on project. Their recommendations are expected go to county Planning Commission within the next few months, followed by the supervisors a month later.

    STATUS: Newland predicts the project could come before the commission and supervisors by the end of 2016, dates some find optimistic.

    PROJECT: Warner Ranch
    WHERE: Pala, five miles east of Interstate 15
    NUMBER OF HOMES: 780
    DEVELOPER: Newland Real Estate Group
    STATUS: Expected to be the next big project to come before the county Planning Commission and supervisors following Lilac Hills, probably in the spring/summer of 2016.
