Lol! I have a Titliest 11 old style “bubbleinfo “golf ball.
Still I would make one exception and one addition to your excellent 10. The exception is the increasing circumstance of scraping the house. Don’t sweat the floorplan and certainly don’t promise to feed the squirrels. Addition; bring a curmudgeon you trust. Someone who knows houses and has no emotional investment. You know, the devil on your shoulder across from your agent on your other shoulder. Or is that angel/devil role reversed?
Today’s is the 12th anniversary of us first meeting!

We certainly bought for the location (at our agent’s encouragement), no compromise there. Our floor plan later changed with an 700 sq. ft. addition that doubled the kitchen/common area and added a home office. We bought for the small floor plan on a large lot that could accommodate such a change.
